Cancellation & Refund Policy

We keep cancellations simple and clear. The one rule that matters most: you always get the exact cancellation terms for your dates in writing, with your quote, before you pay anything. No surprises buried in fine print.

How it works

When we send your direct quote, it includes the cancellation window and refund terms that apply to your specific home and dates. Because a direct booking skips the platform, we can often be more flexible than the OTA policy on the same home — just ask.

Deposits & payment

Reservations are confirmed with a payment through a secure OwnerRez/Stripe link — never a card sent over email or chat. A refundable damage deposit may apply and is returned after checkout, less any documented damage. Your quote spells out the deposit amount and the schedule.

Hurricanes & named storms

Southwest Florida hurricane season runs June through November. We watch every storm closely and will work with you directly if a named storm with a mandatory evacuation order affects your stay. Ask us about the current storm policy when you book — we want you safe first.

Changing your dates

Need to shift your stay? Reach out as early as you can and we'll do our best to move your dates rather than cancel — subject to availability. You're dealing with a real family, not a rulebook.
